The Maylands Masterplan is a forward-looking strategy designed to transform Maylands Business Park in Hemel Hempstead into a vibrant, sustainable, and diverse economic hub. Currently home to over 650 businesses and 20,000 employees, Maylands is Hertfordshire’s largest employment area. This masterplan builds on earlier frameworks, envisioning the next 20 years of growth and innovation, whilst also setting out an Immediate Opportunity Plan and Design Code.

Key highlights include:

  • Visionary transformation: Aims to diversify the current logistics-dominated park into a mixed-use, high-quality business environment integrating seamlessly with Hemel Garden Communities.
  • Immediate opportunities: Identifies priority sites for near-term development, supported by tailored infrastructure improvements.
  • Sustainability focus: Promotes climate-conscious design, green spaces, and sustainable construction to address environmental challenges.
  • Design excellence: Establishes a comprehensive design code to guide cohesive and high-quality development across the park.
  • Enhanced connectivity: Emphasises public transport upgrades, active travel options, and improved accessibility to foster economic growth and community integration.

This ambitious plan serves as a blueprint for Maylands’ evolution, ensuring it remains a thriving business destination while embracing environmental responsibility and a higher quality of life for businesses and residents.
